深圳某隐框玻璃幕墙项目，幕墙已服役23年，调研时发现:单组分聚氨酯密封胶明显硬化，硬度超过60;弹性极差，最大强度伸长率仅有30%，已不满足GB 16776中最大强度伸长率不低于100%的要求，存在极大的风险。

杭州某大厦，半隐框玻璃幕墙，建于1993年，幕墙服役23年时调研结果:半隐框玻璃幕墙单组分聚氨酯密封胶强度较低，硬度非常低，已出现明显老化。

总体上而言，绝大多数服役十几年、二十几年左右的幕墙工程，单组分聚氨酯密封胶仍能满足幕墙的安全应用要求;特别是使用质量优异，具有优异耐老化性能的单组分聚氨酯密封胶可以具备25年以上的使用寿命。少数幕墙工程单组分聚氨酯密封胶出现老化较为严重，有一定的安全隐患。

单组分聚氨酯密封胶一般是用于各种幕墙板块(玻璃、铝板、石材、其他金属面板等)之间接缝的密封胶，除起到正常的密封、防水的作用外，还需具有良好的耐气候老化能力和承受建筑接缝因外界环境引起的接缝宽窄的位移变化。

近年来我司在广州、深圳、上海、重庆、成都、沈阳等地调研的约30余个既有幕墙项目工程，针对既有幕墙项目的单组分聚氨酯密封胶，在调研中进行现场检查，部分进行了取样检测。部分调研项目通过现场取样，在实验室按GB/T 528-2009 K硫化橡胶或热塑性橡胶拉伸应力应变性能的测定》第6.1条中“4型”哑铃状试样的尺寸要求制备哑铃型试片，测试拉伸强度和断裂伸长率性能。不同单组分聚氨酯密封胶经过十几年、二十几年的服役，表现差异明显，以下是具体的调研和检测结果。

涉及广州、上海、重庆、沈阳、成都等15个使用白云牌单组分聚氨酯密封胶的项目，调研发现具备优异耐老化性能的单组分聚氨酯密封胶，使用了20至25年左右仍然能保持良好的性能，硬度、弹性、与基材的粘结性都比较好。部分典型项目调研结果。

沈阳某酒店，建于1999年，全玻幕墙已服役23年，调研结果:单组分聚氨酯密封胶弹性良好，无老化现象，硬度在3236之间，满足幕墙的耐候性能要求，可以继续使用。

成都某医院，建于1999年，玻璃幕墙已服役23年，调研结果:单组分聚氨酯密封胶弹性良好，硬度在4346之间，与基材粘结良好。

上海某展馆，建于2001年，玻璃幕墙已服役21年，调研结果:单组分聚氨酯密封胶弹性良好，硬度为30，无老化现象，可以继续使用。

结合大部分项目的调研情况和取样测试结果，可以认为:使用优质单组分聚氨酯密封胶的项目经过20至25年左右的服役后仍具有优异的耐候性能，硬度适中，弹性良好，仍然可以满足幕墙的耐候性能要求，可以继续使用。http://www.sdyuantai.com/
