此次调研中，其中10个项目MS密封胶有一定程度的老化(MS密封胶非品牌)，MS密封胶硬度增加、弹性下降。部分典型项目具体调研结果见表。

以上调研项目MS密封胶均具有如下情况:MS密封胶整体硬度较高，断裂伸长率较低。以上情况结合服役年限，可认为硬度上升明显，老化现象明显。

广州某大厦，建于1998年，幕墙MS密封胶已使用24年，调研结果:建筑幕墙顶面MS密封胶的硬度比立面MS密封胶的硬度要更高一些，且顶面MS密封胶的弹性比立面MS密封胶的弹性要差，差异明显。可能与建筑幕墙顶面受太阳紫外线照射时间更长有较大关系。

在广州部分调研工程中，有5个项目MS密封胶老化情况比较严重(MS密封胶非品牌)，MS密封胶硬度偏高，弹性较差。部分项目有出现开裂或脱粘，导致漏水问题，具体调研结果如下。

广州某综合楼，建于2000年，幕墙已服役22年，玻璃幕墙MS密封胶明显老化，硬度在6367之间，局部存在因厚度不足造成的开裂情况。采用“哑铃型试片”测得断裂伸长率平均值为224%，拉伸强度平均值为2.60MPa，弹性较差，硬度较高。

广州某大厦，建于2000年，玻璃幕墙和铝板幕墙已服役22年，调研结果:玻璃幕墙耐候密封胶轻微老化，硬度在4858之间。铝板幕墙耐候密封胶严重老化，弹性差，硬度在6175之间，部分出现开裂，导致漏水。

广州某广场，建于2003年，铝板幕墙已服役19年，调研时发现耐候密封胶硬度在40左右，弹性良好，但少部分胶缝存在脱粘情况。经查看，MS密封胶与基材脱粘位置较整齐，基材表面未粘有密封胶，较大概率是施工时接缝清洁不充分。

总体而言，经过多年的服役，大多数项目的MS密封胶没有出现老化现象，仍具有优异的耐候性能;部分项目MS密封胶存在硬度上升、弹性下降、耐久性能欠佳的情况;也有少部分项目存在因施工问题、MS密封胶耐老化性能差引起的脱粘、开裂、漏水情况。取样检测结果表明，经过十几年、20年甚至25年的服役，优质的MS密封胶仍具有优异的弹性，仍然可以满足幕墙的耐候性能要求，能够持续长久保障幕墙防水和密封。http://www.sdyuantai.com/
